House Rules
Your apartment is your home. The buildings and grounds are part of a community you share with your neighbors. Our house rules are designed, not to be restrictive, but to create a safe and pleasant home for all. Your cooperation will benefit you and your neighbors and allow Management to better serve you.
RENT PAYMENT: Rent is due on the 1st of every month. Payments are to be made to the order of ERGS Properties and can be in the form of personal check, cashier’s check, money order, or pay online. We do not accept cash in the office. Returned checks will incur a $30.00 fee and subsequently, Management may require all future payments be made in the form of cashier’s check or money order.
Early Bird Special: Each resident whose rent is paid in full on or before the 1st of the month will be entered into our “Early Bird Drawing”. The resident whose name is drawn will receive $50 off the following month’s rent.
CRIME FREE COMMUNITY: ERGS Properties is dedicated to the safety of our residents and is a proud participant in the Reno Crime Free Multi-Housing Program. Resident, any members of the resident’s household or a guest or any other person affiliated with the resident at or near the resident premises:
1. Shall not engage drug-related criminal activity “Drug-related criminal activity” means the illegal manufacture, sale, distribution, use, or possession with intent to manufacture, sell, distribute, or use of controlled substance (as defined in Sect. 102 of the Controlled Substance Act [21 U.S.C. 802]).
2. Shall not engage in any act intended to facilitate criminal activity.
3. Will not permit the dwelling unit to be used for, or to facilitate criminal activity.
4. Shall not engage in any illegal activity, including prostitution as defined in N.R.S.201.295, criminal street gang activity as defined in N.R.S.193.168, assault and battery as prohibited in N.R.S.200.471 including but not limited to the unlawful discharge of weapon, as prohibited in N.R.S. Chapter 202; or any breach of the lease agreement that otherwise jeopardizes the health, safety and welfare of the landlord, his agent or other tenant or involving imminent or actual serious property damage.
5. VIOLATION OF THE ABOVE PROVISIONS SHALL BE A MATERIAL AND IRREPARABLE VIOLATION OF THE LEASE AND GOOD CAUSE FOR IMMEDIATE TERMINATION OF TENANCY. A single violation of any these provisions shall be deemed a serious violation and a material and irreparable non-compliance. It is understood that a single violation shall be good cause for immediate termination of the lease. Unless otherwise provided by law, proof of violation sha11 not require criminal conviction, but shall be by a preponderance of the evidence.
CONDUCT OF GUESTS: Residents are reminded that they are responsible for the conduct of their guests, and their adherence to these rules for the entire duration of their visit. Public intoxication, disorderly conduct, objectionable language, lewd behavior, or any other disturbance by the resident, his family, invitees, or guests is strictly prohibited and may result in the eviction of the resident.
INTERIOR & EXTERIOR APPEARANCE: Our communities are a very nice place to live. We ask your assistance in not allowing rugs, towels, articles of clothing, children’s toys or other materials to be draped over the railings, on the lawn, or other areas of public view. No aluminum foil or sunscreen plastics are to be used on the windows, as it creates discoloration of the glass and an unsightly appearance. No decals are to be adhered to the refrigerator. Nothing is to be left or stored beneath the stairwells or on the landings, as this is a violation of health, fire, and safety ordinances. No letters, pictures, posters, or signs are to be attached to the stair railings. Only furniture designed for outdoor use, and bicycles are allowed on the patio/balcony area of your apartment. Indoor furniture, appliances, boxes, and other such items are not allowed.
NOISE: Your consideration for your neighbors will result in their consideration for you. Loud music, televisions, parties or running and jumping in your apartment are prohibited. Please keep in mind that Reno is a 24-hour town that requires many people to sleep at unusual hours. Quite time is 10pm-7am.
VEHICLES: All residents’ vehicles must be registered with Management. Only vehicles maintained in operational condition and current registration may be parked on the premises. Please park only in designated parking spaces, and within the lines. Management must approve any vehicle too large to fit into a single lined parking spot. Repairs and/or washing of autos are prohibited on the premises. Management may tow unauthorized vehicles at owner’s expense. Management is not liable for damage or theft to any vehicles parked on the premises. Fluid leaks causing asphalt damage will be charged to the resident’s account. Excessively loud car stereos will not be tolerated on the community grounds. Please, reduce car stereo volume to a minimum upon entering the community.
SPEED LIMITS: To ensure the safety of our residents a 15 MPH speed limit is strictly enforced at all ERGS Properties communities.
COMMUNITY WALKWAYS: Community walkways must be kept clear at all times and are for pedestrian, wheelchair, walker, assistance scooter, and baby stroller use only. Bikes, scooters, skateboards, and rollerblades are not allowed to be used on walkways at any time.
TRASH: Washoe County Health Department regulations require that trash be placed inside dumpster containers. Trash is not to be left on or around the patio/balcony area. All boxes must be broken down and placed inside the trash receptacles. Residents are responsible for disposal of non-trash items (sofas, mattresses, appliances, etc.)
RECYCLING: ERGS Properties encourages all residents to recycle plastic, glass, aluminum, paper, and cardboard items at the community recycling area. Recycling areas are located between buildings 9 and 29 at the Silver Lake Community and behind building 17 at the Sierra Sage Community.
BARBECUES/FIRE PITS: Reno City Ordinance prohibits the use of charcoal burners and other open flame cooking devices within 10 feet of any structure. Propane barbeques and fire pits may not be stored or used at any apartment complex within Reno city limits.
EMERGENCY MAINTENANCE: ERGS Properties provides 24-hour emergency maintenance. Please call the Silver Lake Office @971-3100 or the Sierra Sage Office @ 972-4800 and your maintenance emergency will be addressed as soon as possible. If there is a risk of injury to person or property, please call 911.
CLOGGED TOILETS AND GARBAGE DISPOSALS: It is the policy of ERGS Properties to make all repairs on the fixtures. If the repairs result from abuse or misuse by the tenant, the tenant will be responsible for paying the cost of such repairs. Always run water while using the garbage disposal and do not pour any kind of grease into sinks or drains. Throwing non-biodegradable items, such as Q-tips or children putting toys into the toilet, can cause stoppage of the waste pipes and is NOT advisable.
LOCK-OUT SERVICE: As a courtesy, if you accidentally lock yourself out of your residence during business hours, we will be happy to open your apartment. However, lock out services after business hours will be $25.00, per service, added to your account.
CLUBHOUSE/FITNESS FACILITIES: With respect to the community clubhouse and fitness facilities the following terms apply:
1. Clubhouse keys lost or not returned at time of move-out will be charged a fee of $35.00.
2. Lending out of the Clubhouse key is not permitted.
3. Guests are limited to (2) per apartment and must be accompanied by an adult resident.
4. Persons under the age of (18) must be accompanied by an adult lessee.
5. Pets, alcohol, smoking and loitering are not permitted.
6. All beverages must be kept in a sealable container.
7. Use of fitness equipment is at your own risk.
8. ERGS Inc. reserves the right to suspend the use of this facility to Residents, their household members, or guests at any time.
